To be a good fit for the Assistant Property Manager opportunity, you will have:
  • An associate or bachelor's degree (preferred) in Business, Real Estate, Finance or similar, or the equivalent combination of education and relevant experience.  Quick question for you - click here
  • 3+ years of related experience in commercial property management including responsibility for financial reporting, accruals, variance, budgeting, P&L, and customer service. Quick question for you - click here
  • Strong understanding of financial terms and principles and the ability to analyze financial statements. 
  • Computer proficiency, including familiarity with MS Office programs, including Excel, and property management software, ideally Yardi.
  • The ability to work effectively in a fast-paced environment, at times and under deadline pressure.
  • Strong interpersonal skills and the ability to collaborate with team members with diverse personalities.
  • The ability to pass a background check.
Preferred, but not required:
  • Voyager and/or SharePoint experience.
  • Vendor management experience; experience with work order systems. 
  • Data center experience is a plus.
  • Experience with small capital projects is a plus.
  • Knowledge of operational systems (e.g., HVAC, electrical, etc.) is a plus.

Reporting to and taking direction from the Real Estate Manager (REM), you'll join a Property Management team, also including two Property Assistants, and be responsible for supporting a three-site, NYC portfolio of properties. You will support all management aspects for your assigned sites, including financial and operational tasks. You'll provide various financial reports, accruals, re-forecasts, budgeting, and reconciliations. You'll help with service agreements, AR and AP, manage our customer ticketing system, arrange building access for vendors -- all three buildings have different landlords and requirements -- and more. 

In addition to the responsibilities described above, you will regularly work with Security, Engineering, Shipping and Receiving, and other teams, serving as a liaison for the REM and helping build a collaborative environment. You'll work with vendors, such as landscapers, and both smaller colocation and enterprise customers. Specifically, your duties will include, but are not limited to:
  • Supporting the planning, budgeting, and control of operating and capital expenditures.
  • Assisting in the preparation of annual budgets, forecasts, monthly reports, variance reports, and heavy financial reporting.
  • Assisting with accounts receivable and accounts payable, payment of expenses, common area maintenance estimates, reconciliations, compliance with lease terms, and preparation of all related documentation.
  • Responding to customer requests and needs; coordinating efforts with Property Management and Technical Operation teams to resolve issues.
  • Overseeing the selection and performance of vendor services, including requests for proposals and service agreements.
