The Requirements

The ideal candidate for this role will either have extensive experience as a commercial property manager or some experience in commercial property management combined with data center facility management experience. Additionally, in order to be a good fit for this opportunity, you will have:
  • Seven to ten years of commercial property management experience.
  • Demonstrated experience managing a multi-building portfolio with diverse profiles in terms of customer base (single/multi-tenant) type (retail, industrial, office, data center), and market.
  • The ability to resolve complex issues involving multiple internal/external stakeholders with differing and often opposing positions and present recommendations in a clear and concise written or verbal format.
  • A strong understanding of financial reporting, budgeting and reforecasting, and the ability to analyze data to support complex financial and business decisions.
  • A thorough understanding of operating expense accruals, year-end true ups, expense reconciliations and the proven ability to manage AP and AR functions within a diverse portfolio in terms of customer base and lease forms.
  • The ability to review and interpret diverse lease forms to identify the relevant sections and rights contained, and formulate an issue resolution strategy.
  • A proven ability to prioritize, allocate limited resources, manage multiple tasks and projects and quickly adapt as objectives change.
  • The ability to effectively resolve situations or complaints from customers, employees, or management.
  • Experience selecting, managing and evaluating the overall performance of 3rd party vendors.
  • Experience implementing/creating new systems and procedures would be a strong plus.
  • Project management of capital and tenant improvement projects is preferred.
  • Experience with Yardi or similar accounting software is a plus.
  • A bachelor’s degree preferably in Business, Real Estate or Finance, or the comparable experience.

Additionally, on the front-end you should be willing and able to travel for training and orientation purposes. These are 24/7/365 facilities so you should be willing to work extended hours as needed; most days are not 8 to 5. You should also be able to be on call in case of emergencies.

The Role

As Real Estate Manager, you will be responsible for all financial aspects including tracking Property and Real Estate tax, as well as the overall management and maintenance of the site. You will oversee 3rd party janitorial and landscaping teams, and a robust mechanical and electrical infrastructure. The Data Center Manager and a large team of Engineers are onsite to manage the technical aspects of the facility, and you'll be able to leverage their expertise to advance your data center knowledge.

Additionally, you will:
  • Oversee Operations Platform including Maintenance and Operations Standards, Data Center Rules and Regulations and Security processes, systems and certification compliance.

  • Manage the preparation of annual budgets, forecasts, monthly reports, and variance reports. 
  • Supervise the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation. 
  • Execute the capital budget, including the creation of scope documents, management of the RFP process, completion of bid leveling and resulting contract award and project management of the construction and subsequent close out.
  • Manage event management process, including oversight of internal and external customer communication, coordination of event response, post event root cause evaluation and resulting strategic response.
  • Oversee the compliance of all customer lease agreements to ensure all obligations of the landlord and customer are being met.
  • Respond to customer requests and needs and coordinate with the Property Management and Technical Operation Teams to solve the issues.
  • Maintain strong relationships with customers.
  • Oversee the selection and performance of vendor services, including preparation of request for proposals and service agreements; monitor vendor performance to ensure compliance and standards established in the service agreement are being met; supervise scheduling and facilitating maintenance with vendors and customers.
  • Perform property inspections on a regular basis; make recommendations to maintain/enhance the asset.
  • Regularly interact with internal Digital Realty clients such as Design, Construction, Sales Engineering, Technical Operations and Accounting.
  • Maintain a strong relationship with the Asset Manager and Technical Operations Team for the portfolios to ensure that all corporate objectives are being met.
  • Supervise and manage team members to ensure exceptional performance is being achieved.
  • Set and attain performance goals.
  • Responsible for the development, coaching, and counseling of the team members.
