The Requirements

We are seeking a Senior Tax Associate. To be a good fit for this opportunity you will have:
  • A bachelor's degree in Accounting or Finance.
  • At least 3 to 5 years of tax experience with minimum of 2 to 3 years of public accounting tax experience. Quick question for you - click here
  • Working knowledge of flow-through and corporate taxation with a focus on real estate companies.
  • Working knowledge and experience of FAS system, i.e. fixed asset accounting software.
  • Strong computer skills, including familiarity with MS Windows, Excel, Word, Outlook, etc.
  • Excellent written and verbal communication skills.
  • Strong analytical and problem solving abilities.
  • Solid organizational skills and good attention to detail.
  • The ability to complete assigned tasks timely and independently as well as to contribute as a team player.
Preferred, but not required:
  • Real estate investment trust (REIT) experience.
  • Experience with U.S. reporting of international operations.
  • An active CPA.
  • A Master's in Taxation/or Accounting.
  • Big Four experience.

The Role

Reporting to both the Vice President, Tax and a Senior Tax Manager, you will join a small team in San Francisco that also includes the Senior Vice President, Taxation. We also have a Tax Director and Tax Manager in Europe and a Tax Manager in Asia. You'll interact primarily with the San Francisco team, but will also work with the international members.

Your activities will include a mix of those listed below, although you'll typically invest the largest portion of your time supporting the Senior Tax Manager in general U.S. tax compliance, quarterly tax provision calculation and maintenance of property tax basis & depreciation. In this role, you will also support the VP, Tax in quarterly REIT compliance testing and REIT tax due diligence requests.

More specifically, you will:
  • Coordinate with outside tax preparer to gather the information requested in processing tax compliance to ensure timely and accurate tax return filings and payments with all appropriate U.S. agencies.
  • Understand, manage and perform quarterly/annual REIT compliance tests to ensure DLR maintains its REIT status.
  • Assist VP, Tax and coordinate with external REIT counsel to complete REIT due diligence as needed.
  • Provide regular review of accounting system and financial statement information to ensure proper reporting for separate legal entities.
  • Prepare quarterly tax provisions for U.S. corporate taxable REIT subsidiaries to ensure adequate tax reserves have been established.
  • Coordinate the calculation of withholding taxes on quarterly distributions from DLR partnerships in compliance with regulatory state withholding requirements.
  • Correspond with taxing authorities in U.S. regarding various notices to ensure accurate regulatory records of all DLR entities.
  • Maintain accurate Fixed Asset tax basis and depreciation schedules, including updating 704(c) schedule for contributions, or 1031(d) assets with built-in gains for disposition purposes. Quick question for you - click here
  • Prepare routine tax filings/elections (e.g. TRS and check-the-box election, etc.).
  • Assist the Senior Tax Manager, VP of Taxation and SVP of Taxation with ad-hoc analysis related to projects such as: acquisitions/dispositions, Joint Ventures, entity structuring, transfer pricing considerations of intercompany transactions, foreign currency transactions, etc.
