The Requirements

To be a good fit for this opportunity you will have:
  • A bachelor's degree; an MBA and/or certifications such as CPM or RPA are preferred.
  • At least 10+ years of experience in property operations, including:
    • Directing large portfolios of properties.
    • Overseeing large-scale operations across multiple functional areas, such as procurement, accounting, maintenance, security, etc.
    • Managing property teams.
  • Broad-based knowledge of general property/facilities management, accounting and real estate principles.
  • Strong leadership skills and the ability to leverage cross-functional teams to achieve goals and resolve issues.
  • Experience developing and implementing programs or initiatives, at a regional or national level, to improved operations.
  • Solid analytical skills and a demonstrated ability to think strategically.

The Role

Reporting to the Vice President, Property Operations, you will join a team that currently includes several Regional Directors, Property Operations. As we grow this team will continue to grow. The Northeast region includes multiple properties across a large market. You will provide direct oversight to a team of Real Estate Managers and their on-site staffs of over 80 property management and facility engineering professionals.

This is a day-to-day operations leadership role in which you will ensure Property Management activities are aligned with Asset Management's financial and operational objectives. You'll leverage your leadership qualities to positively influence colleagues to embrace the Company's operating objectives. Your main objectives will include:
  • Coordinating and standardizing property management processes.
  • Supporting Property Managers on problem-solving and management decisions, ensuring that Company standards, policies, and procedures are implemented.
  • Confirming that Property Managers comply with all local and regulatory requirements.
  • Maintaining employee morale, in conjunction with Human Resources, including providing employee succession planning and coordinating all training and on-boarding requirements for new employees within the Property Management organization.
More specifically, you will:
  • Partner with Asset Management to develop and implement the business plan and overall strategy for the property, including leasing and development requirements, and performance-based Property Management strategies.

  • Assume responsibility for the accuracy of annual budgets, forecasts, management plans and monthly performance reports via performance measurement variance reports.
  • Manage the ground lease requirements and the preparation and accuracy of common area maintenance (CAM) recovery charges.
  • Approve invoices, monitor effectiveness of rent collection procedures, determine legal action and provide analysis and recommendations to Asset Management.
  • Support the marketing and leasing of properties by coordinating marketing materials, conducting property tours, reviewing leases, and supporting the pre-leasing process as required. You'll administer tenant move-ins and move-outs and ensure sites are in a state of readiness and presentable condition at all times.
  • Assess and direct alterations, maintenance and reconditioning of property as necessary.
  • Assist in the negotiation of contracts for vendor services and provide supervision as required. This will include executing contracts as necessary pursuant to your financial authority.
  • Conduct routine property inspections and compliance audits, and set performance standards for each manager.
  • Ensure health & safety and all other local and regulatory requirements are met.
  • Serve as point and integrate all functional lines; this includes implementation of Asset Management, Accounting, Customer Service, and Technical Operations initiatives. You'll provide analytical support as required to justify initiatives.
