Role Overview

You will join a strong Acquisitions & Investments team, made up of skilled and experienced real estate professionals who are responsible for Digital Realty's acquisition of investment, development, and redevelopment properties both domestically and internationally. As Real Estate Acquisitions Analyst, you will be responsible for assisting the Acquisitions & Investments team in executing investments for projects involving a wide variety of property types and investment structures, primarily by conducting financial analysis, due diligence, market research, and report preparation.

Data centers make up a unique niche within real estate, and we anticipate it will take you at least six weeks to get up to speed with the nuances of this niche and our business. At the same time, we expect that, within a week or two, you'll master our Excel models. For the most part the workflow is steady and you will be working on multiple projects at any given time.

Role Specifics

Your activities will fall into following core areas. You will be responsible for:

Reviewing and analyzing investments for suitability within Digital Realty's investment strategy by:
  • Assisting with financial analysis of prospective acquisitions, including:
    • Working with the Director of Acquisitions to underwrite and financially analyze prospective acquisitions.
  • Reviewing the leases, abstracts, and service contracts of prospective acquisitions, by:
    • Participating in the completion of comprehensive lease abstracts, outlining all essential elements within a lease agreement, and preparing to report any specifics to Director of Acquisitions.
  • Researching and maintaining market information by:
    • Writing a detailed market and economic analysis for the metropolitan market and sub-market in which an acquisition is located.
    • Tracking and maintaining sales comparable lists.
  • Preparing acquisition summaries and reports, including:
    • Participating in drafting acquisition Investment Committee Reports for presentation to the Investment Committee.
    • Writing quarterly acquisition summaries for presentation to senior executives and board members that detail the financial and strategic value of acquisitions purchased during a particular quarter.
    • Drafting and designing the acquisition overview sections of the Board Book Presentation, clearly outlining all essential information associated with acquisitions made during the quarter.
    • Organizing weekly Acquisition team meetings and preparing a deal summary report for each meeting.
Coordinating the closing of an acquisition following the expiration of due diligence, by: 
  • Delegating and supervising the execution and notarization of all conveyance documents provided by Legal Counsel.
  • Setting and subsequently meeting closing deadlines with both the Title Company and finance department in order to ensure successful closing. You will:
    • Oversee the collection and completion of all necessary compliance documents, as required by the Finance department, in order to facilitate the wiring of funds to the Title Company by the closing deadline.
    • Monitor the completion of wire transfers for closing costs as calculated within the closing deadline.
  • Assisting in the preparation of closing statements. You will:
    • Calculate pro-rations owed each party at closing based upon current and projected taxes, insurance costs, capital expenditures, and leases.
    • Calculate closing costs based upon legal, physical, environmental, and survey/title services used during the course of the due diligence time period.
  • Monitoring the reconciliation period post-close.
  • Providing insurance coverage for all acquisitions on the date of closing. You will:
    • Determine the amounts for which a property shall be insured based upon its size, income, and investment strategy.
    • Determine the specific language used in the insurance policy as required by lender, if applicable.
    • Provide evidence of coverage to the Finance department, lender, audit company, and property management company.
    • Coordinate delivery of quotes for additional environmental insurance, if applicable.
Maintaining acquisition files by:
  • Maintaining and organizing the Acquisition team’s property files in hard copy, on the network hard drive, and the company Intranet by:
    • Facilitating transfer of files to Asset Management or other functional groups as necessary.
    • Facilitating file transfers to third-parties as necessary.
  • Working with Legal Counsel post-close on receipt of closing materials and organizing upon receipt.
Additionally, your general responsibilities will include:
  • Being prepared to deal quickly with unexpected issues relating to the due diligence inspections, document review, insurance coverage, closing, etc., in a way that is beneficial to Digital Realty and its successful completion of an acquisition.
  • Making decisions based on best judgment and complete understanding of general procedures, company policies, and outside compliance requirements.
  • Being prepared to create reports on an ad hoc basis and at the discretion of the Director and VP of Acquisitions.
  • Working independently and taking the lead in completing the due diligence and closing of an acquisition in a timely manner.
  • Effectively coordinating and managing multiple due diligence and closing assignments as well as to prioritizing tasks.
