The Requirements

To be a good fit for this role, you will have:
  • A bachelor's degree (BA/BS) and a minimum of 10 years of experience managing maintenance programs for Data Centers or Critical Facilities, or 15 years of data center related experience in lieu of a bachelor's degree
  • Certification in Maintenance Management or equivalent experience in the deployment of Computerized Maintenance Management Systems (CMMS) for a large portfolio of critical facilities.

The Role

As Technical Operations Manager, Maintenance, you’ll report to the Director Technical Operations, Central Region, and be responsible for developing maintenance standards for all Mechanical, Electrical, Plumbing, and Fire Protection (MEPFP) systems that will be utilized throughout North America.

You will will manage and improve the company’s Computer Maintenance Management System to drive consistency and ensure compliance with all standards. You'll also develop key metrics, measure the performance for each facility, and continuously improve the CMMS system to optimize operational efficiency while minimizing risk to the portfolio. It will be important to utilize industry best practices, manufacturer recommendations, codes and standards, and equipment performance history to right-size the maintenance program with a primary focus on ensuring 100% uptime.

Some of your specific tasks will be to:
  • Develop maintenance management programs and standards throughout the portfolio with a focus on accuracy, comprehensiveness, and continual improvement to ensure 100% uptime.
  • Drive consistency, standardization and improvement of the operation of the MEPFP systems throughout the region.
  • Develop metrics to continually monitor the performance of the sites via the CMMS system and implement improvements of the system to drive more efficient operations.
  • Be a point of escalation and provide guidance and direction to the site teams during incidents/events affecting site operation and implement new standards to reduce incidents.
  • Coordinate with other TOMs in the company to identify trends in equipment failures, useful life anomalies and/or site operational issues.
  • Review and analyze information from CMMS, BMS, Battery Monitoring/Management and DCIM systems.
  • Develop and distribute technical bulletins and new standards to Operations teams. Review and revise existing standards as required in partnership with Operations and Technical Operations leadership.
  • Evaluate the technical skills and abilities of the site Operations teams, provide recommendations, and support in the development of training programs.
  • Partner with site teams to develop site specific maintenance activities for new Data Centers using information from commissioning scripts and activities.
  • Collaborate with other members of the operations team to determine relevant and useful data and reporting. Develop CMMS reports to address these needs.
  • Be a resource for Sales Engineering in connection with planning and leasing activity across the portfolio.
  • Work with site Property Operations teams to assess and prioritize MEPFP operational needs and issues.
  • Partner with Property Operations to identify deficiencies and remediation plans including the development of a multi-year infrastructure upgrade program for each site.
  • Assist in the development of capital and operational budgets including maintenance contract renewals and negotiations.
