The Requirements

To meet the basic qualification for this role you must be legally authorized to work permanently in the United States for any employer without requiring a Visa transfer or Visa sponsorship.

To be a good fit for the Assistant Asset Manager opportunity, you will have:

The Role

Reporting to the Vice President of Portfolio Management, you will join a team that includes highly experienced Senior Asset and Asset Managers, other Assistant Asset Managers, Asset Management Associates and Portfolio Analysts. You will provide analytic support for approximately three Senior Asset Managers regarding multiple properties in the Western Region, primarily in the Silcon Valley. In addition to supporting Senior Asset Managers, you will Initially work on a small portfolio. You will oversee the financial performance of your portfolio, including managing property operations, tenant relations and rent collection processes, and invest a good deal of time developing and maintaining cash flow models using Argus, Excel and Yardi. Quick question for you - click here

On a daily basis, you will support internal and external teams on leasing, re-development, capital improvements, and property and technical operations expenditures for your assigned portfolio, and provide accurate financial reporting and forecasting for the assets. As an Assistant Asset Manager you'll begin with less (though still challenging) complex assignments, but you'll also have the opportunity to assist Senior Asset Managers with various special projects and complex analyses.

More specifically, you will:
  • Work with the internal sales team and third party leasing agents to establish leasing market plans, leasing updates, leasing goals and targets for an assigned portfolio of assets.
  • Assist with the creation of re-development and repositioning plans for maximizing income production and return in coordination with colleagues in Operations, Sales, and Design & Construction.
  • Support the underwriting and eventual integration of potential acquisitions. Participates in the management of the due diligence and property transition processes.
  • Review and approve property operating and capital budgets. This will include participating in various variance analyses and reconciliations, as well as reviewing and approving property level accruals and postings, accounting practices, accounts payable and accounts receivable.
  • Provide periodic oversight and review of property management and sale teams. You'll approve certain invoices, vendor contracts and requests for service proposals, as required based upon internal guidelines, and provide guidance on monthly reporting and corrective measures needed to ensure optimum property performance.
  • Generate annual business plans in conjunction with property management and technical operations. In this effort you will:
  • Work closely with Property Managers, Asset Managers, and the VP of Portfolio Management to execute the annual business plan.
  • Review results through monthly reporting process and make adjustments in tactics or overall strategy if new challenges or opportunities arise. Ensure complete and accurate quantitative and qualitative reporting to finance and accounting teams.
  • Review and provide guidance on property and company level financial forecasting.
  • Review and provide guidance and input on taxation issues for real and personal property taxes, REIT income qualification, public filings, disclosure and reporting requirements.
  • Assist in the preparation and review of operational plans and portfolio-wide reporting of issues, assignments and project updates with input from property management, technical operations, and design and construction teams.
