The Requirements

To be a good fit for the Property Accountant opportunity, you will have:
  • A bachelor’s degree with an emphasis in finance or accounting; CPA would be a plus
  • A few years of experience in accounting; knowledge of commercial leases and issues associated with recovery of operating expenses is strongly preferred Quick question for you - click here
  • Experience with accounting software (such as Yardi, FAS programs, etc.)
  • Familiarity with general US GAAP and property accounting processes, as well as knowledge of financial applications, concepts, and theories
  • Knowledge of Microsoft Office programs and advanced proficiency in Excel, as well as familiarity with Adobe and SharePoint
  • Great communication skills, and the customer service skill and confidence to express yourself clearly to cross-functional team members and property managers
  • The ability to work independently to solve problems and deal with a variety of options with limited information
  • Strong analytical and quantitative skills
  • Great organization skills, with the ability to handle multiple projects simultaneously, to work well under pressure, and to set priorities
 

The Role

You will be responsible for a portfolio of 8-10 properties with varying levels of complexity, and you’ll do accounting from beginning to month/quarter/year-end close for each individual property. To do your job, you’ll need to coordinate and communicate with various people outside of the accounting department, including property managers, lease administration, and our AR and AP departments.

Most of your time will be spent communicating with property managers, and completing all necessary tasks associated with your properties. This diverse list of accounting tasks includes:
  • Preparing and delivering the monthly financial reporting package for each property
  • Approving Accounts Payable

  • Recording monthly accrual entries 
  • Completing construction reconciliations
  • Reviewing and posting straight line rent
  • Preparing Common Area Maintenance reconciliations 
  • Recording monthly fixed asset additions/ deletions using FAS fixed asset software
  • Recording monthly depreciation and amortization for fixed assets
  • Reviewing and reconciling the general ledger
  • Reviewing income statement and balance sheet accounts
  • Recording assets write-offs due to lease termination
