The Requirements
To meet the basic qualifications for this role you must have legal authorization to work permanently in the United States for any employer without requiring a visa transfer or visa sponsorship. To be a good fit for the Portfolio Analyst opportunity, you also should have:- A bachelor's degree in Finance, Accounting, Business, Real Estate or a similar field.

- A background in commercial property management or banking/lending is helpful; experience in data center property management, leasing or investing would be ideal.
- Excellent analytical skills and the ability to create financial reports and presentations.
- Proficiency in MS Office, including advanced skills in Excel.
- The ability to learn and understand software quickly; familiarity with Argus and/or Yardi is a plus.
- The ability to think strategically; to work with data and numbers to formulate opinions; and to provide thoughtful, detailed analysis.
- Excellent written and oral communication skills, including solid presentation abilities.
- Strong organizational skills, attention to detail and the ability to manage multiple activities and priorities in a fast-paced environment.
- A strong sense of urgency and the ability to deliver quality work quickly, under strict time constraints.
- A team player mentality and strong learning acumen.

The Role
Reporting to the Vice President/Portfolio Manager for the Central Region, you will join a team that includes several Asset Managers and one or two other Portfolio Analysts. The team manages data center properties in Austin, Dallas, Houston, Denver, Chicago, St. Louis and Minneapolis, and there are multiple buildings in each metro area.You will prepare and validate the financial reports, annual budgets, quarterly forecasts, and cash flow modeling of this robust portfolio of assets. You will help to orchestrate various processes and projects, including coordinating with our office, the corporate office, and various contacts at different locations throughout the world. You'll join a centralized team that has responsibility for a variety of functions including financial reporting, lease analysis, occupancy analysis, cash flow analysis, construction/development project tracking and inventory maintenance. You'll handle a variety of financial functions including coordinating reporting deliverables, budgeting and forecasting, leasing / investment / rollover and variance analysis, and completing ad-hoc portfolio reporting and analysis.
More specifically, you will:
- Contribute to the annual budget and quarterly reforecast process; liaise with different departments (accounting, Sales, operations, etc.).
- Prepare and interpret various portfolio metrics and associated trends and analysis on a quarterly basis.
- Prepare and evaluate monthly, quarterly and annual operating results against NOI budgets and FFO guidance to understand variances, fluctuations and trends.
- Team with Senior Portfolio Analysts and Regional teams to understand drivers of financial and operating performance and forecast.
- Research and compile data around market trends, activity and competitors, as needed.
- Develop modeling and analytical tools, processes and systems to meet evolving business needs.
- Prepare presentations combining qualitative and quantitative data.
- Support the Portfolio Management team with ad-hoc analysis related to acquisitions or dispositions, new product offerings, development projects, repositioning of assets, etc., to facilitate informed decision-making.

We understand that there will be a learning curve, and depending on your background and experience, it may take you 18 months to really get a handle on everything we do.
