The Requirements

To meet the basic qualifications for this role you will have legal authorization to work permanently in the United States for any employer without requiring a visa transfer or visa sponsorship. To be a good fit for the Technical Director, Building Automation Management Solutions opportunity, you also should have:
  • Significant experience in the management of building control, monitoring, and alarm systems for data centers or critical facilities, including strong knowledge of software systems.
  • A bachelor's degree in engineering or computer science preferred.
  • Advanced technical knowledge in automated control systems (ACSs), network, and digital communication systems.
  • Knowledge in data center infrastructure management (DCIM) and computerized maintenance management systems (CMMS) is strongly preferred.
  • Advanced technical skills in BMS products from Schneider Electric, Siemens, Honeywell, Automatic Logic and/or Tridium.
  • Demonstrated expertise in:
    • The design and operation of critical MEP infrastructure, including multiple types of uninterruptible power systems, emergency power systems, water-cooled and air-cooled air conditioning systems, and critical data center electrical and mechanical distribution systems.   • A proven understanding of various redundancy configurations of critical infrastructure and their associated limitations.

Our preference is that you are based in Dallas, but we also will consider highly qualified candidates in the San Francisco, Boston and Ashburn areas.

You also will need to be willing and able to travel to sites throughout the North American portfolio 25% to 40% of the time. Your travel will be more frequent as you get to know the sites, and it should diminish somewhat over time.

The Role

Reporting to the Vice President, Platforms and Integration, you will join a team that also includes Technical Directors overseeing DICM, computer automated facilities management (CAFM), customer and portfolio portals, ACSs and other areas. As Digital Realty leverages technology platforms, members of this team are collaborating to integrate automated control systems into a platform that is predictable in terms of benefit and behavior at scale. You'll play a key role in this effort, leveraging your BMS expertise.

This position will combine both tactical and strategic activities. You'll spend the first six month or so "on the ground" at various sites, getting first-hand knowledge of configurations, capabilities, etc. As you get up to speed the mix will be about 70% tactical and 30% strategic, but over time the strategic portion will grow.

One of your first objectives will be to lay out technical and vendor roadmaps to introduce promising technologies that improve customer and shareholder value. This will include establishing and monitoring standards, equipment and system replacement strategies, and integration with other key systems. Our portfolio has grown organically and through acquisition. You'll also take point on our relationships with BMS vendors. Most systems are Schneider Electric, but the rest are from a mix of vendors.

  • Integrate mobile first and cloud computing technology into the emerging monitoring platform. This will include acquiring and applying detailed continuous delivery cloud technology for application in a data center platform environment.
  • Lead the day-to-day operational aspects of the company's BMS and alarm monitoring systems.
  • Develop control and alarm system strategy and standards throughout the portfolio with a focus on accuracy, comprehensiveness, and continual improvement to ensure 100% uptime.
  • Develop metrics to continually monitor the performance of the portfolio's controls and alarm systems and implement improvements of the systems to drive more efficient and reliable operations.
  • Plan, schedule, and coordinate all activities related to BMS and alarm system field deployments, including preparing interim project completion reports.
  • Develop standardized reporting from the BMS and DCIM systems on critical infrastructure capacity vs. consumption and to ensure compliance with customer service level agreements (SLAs).
  • Be a point of escalation and provide guidance and direction to the site teams during incidents/events affecting site operation and implement new standards to reduce incidents.
  • Coordinate with other managers in the company to identify trends in equipment failures and/or site operational issues. You'll perform remote and on-site diagnostics and troubleshooting.
  • Develop and distribute technical bulletins and new standards to Operations teams, including reviewing and revising existing standards as required in partnership with Operations and Technical Operations leadership. You'll also maintain application support documentation, develop user guides, and conduct BMS training for site operations teams.
  • Partner with site teams to develop site specific BMS maintenance activities for existing data centers and develop commissioning scripts for new data centers.
  • Be a resource for Sales Engineering and Customer Service in connection with planning and developing customer SLAs.
  • Partner with Property Operations to identify BMS deficiencies, remediation, and improvement plans, including the development of a multi-year infrastructure upgrade program for each site.
  • Qualify all BMS vendors and implement company procurement procedures, including managing projects, developing RFPs, and analyzing total cost of ownership.
