The Role

Strong team, thriving market
Reporting to the Vice President of Portfolio Management, you will join the East Region Portfolio Management team, which includes Senior Asset Managers, Asset Managers, and Portfolio Analysts. Most of the team is based in Boston, but we are adding this feet-on-the-ground role in Ashburn because it is a large, highly active and growing market. The main Datacenter campus has 10 buildings, and there are a few other stand-alone facilities in the area. We're also planning to build a new campus nearby. You'll divide responsibility for this portfolio with a Senior Asset Manager, who will be a resource to you as you get up to speed.

You will invest the largest part of your time in coordinating team efforts in leasing and operating the data center, attending construction meetings and ensuring we have the appropriate data center amenities and features to support the needs of the market. In many ways you will act as a quarterback, coordinating among a number of stakeholders, including clients, Property Operations, Sales, Leasing Administration, our corporate Finance team, Design & Construction, and others.

Diverse, proactive role
You'll have broad responsibilities, gaining exposure to renewals, expanding business, negotiating new leases and proposals, contributing to the master planning process and more. There is a mix of short-term and long-term leases in this portfolio, and, with a new campus on the horizon, there always will be plenty of leasing work to be done.

Just as important will be the analytical expertise and decision-making support you'll provide for the Asset Management and Property Management team regarding leasing, re-development, capital improvements, and property and technical operations expenditures for these sites. You also may provide accurate financial reporting and forecasting for the properties and assist with various special projects and complex analyses. Quick question for you - click here

Keys to Success

Most of your activities will involve coordinating among multiple internal and external stakeholders, and you'll need to be more than just a "hub." You should bring a strong sense of ownership and a proactive approach to moving projects and activities forward. You'll need to be adept at managing multiple activities and priorities, driven by a sense of urgency.

This is a unique "hybrid" role, and you will heavily rely on your interpersonal skills as well as on your commercial real estate investment and business knowledge. We take pride in our collaborative, solutions-oriented environment, and you will need to build relationships. On the other side of that coin, there will be disagreements and conflicts on occasion, so you should be comfortable working through those scenarios in a constructive and diplomatic manner.

You also will need to be goal-driven and ambitious; for example, you'll work hard to reach the most senior executives possible in order to expedite negotiations. You'll spend a significant portion of your time focusing on lease proposals and reviewing and negotiating lease documents.  That means you'll need a strong understanding of the customers' goals and concerns, solid business savvy and exceptional communication skills.
