The Requirements

To meet the basic qualifications for this role you must have legal authorization to work permanently in the United States for any employer without requiring a visa transfer or visa sponsorship.

The ideal candidate for this role will be a motivated and enthusiastic professional with some related experience. Additionally, to be a good fit for this opportunity you will have:
  • A bachelor’s degree in Finance, Accounting, Business, Real Estate or a similar field is preferable, but we will consider candidates with strong equivalent work experience

The Role

In this newly created position you’ll be the first official member of our Market Intelligence function, working out of the Boston office as part of our Portfolio Planning and Analysis team. Approximately half of your time will be spent in the preparation and validation of a number of planning projects and reports, with emphasis on researching our competitors to find trends and best practices that can be intertwined into our operations.

You will be charged with the consolidation of information on data center trends, and will relay it back to the Portfolio Planning & Analysis team as well as communicating results in monthly presentations to the Executive Leadership Team. You’ll complete analysis and make recommendations regarding which best practices would be best fit to our company.

This role will take a true entrepreneurial spirit. You’ll need to come in with ideas, ready to manage and drive the function, working hand in hand with your manager to build the processes and procedures from the ground up.

Beyond gathering market intelligence, the rest of your time will be spent in support of the team, completing any other analyst work as needed. For example, you may be responsible for the preparation and validation of monthly and quarterly financial reports, annual budget, quarterly forecasts, cash flow modeling of regional assets, development and lease analysis, and/or lease administration. If needed, you’ll communicate with the asset management team and property managers who oversee multiple properties within the region.

More specifically, you will:
  • Analyze a variety of financial and operational metrics among our competitors to manage a market intelligence database
  • Prepare recurring presentations, updates and ad-hoc requests to help educate our executive team about the competitive landscape
  • Work with different business units throughout the portfolio to implement process for data ownership, consolidation and validation
  • Generate and review monthly and quarterly reporting requirements consisting of operational metrics and ad-hoc schedules for the portfolio
  • Responsible for recurring presentations used for earnings call prep, board meeting prep and ad-hoc requests
