To meet the basic qualification for this role, you will have legal authorization to work permanently in the United States for any employer without requiring a visa transfer or visa sponsorship. In addition, to be a good fit for the Assistant Real Estate Manager opportunity, you will have:

  • 3 to 5 years of related experience in commercial property management including responsibility for financial reporting, accruals, budgeting, and customer service.  Quick question for you - click here
  • Strong understanding of financial terms and principles and the ability to analyze financial statements.
  • Computer proficiency, including familiarity with MS Office programs, including intermediate Excel skills; Yardi, or similar property management software experience preferred; SharePoint preferred.

Reporting to and taking direction from two Real Estate Managers (REMs) responsible for the three buildings to which you'll be assigned, you will support all aspects of the management of your assigned properties, including both financial and operational tasks. You'll provide various financial reports and accruals, re-forecasts, budgeting and reconciliations. Managing our customer ticketing system will also be a central component of your role. Additionally, you'll help with service agreements, AR and AP, and more.  Two of the buildings are located on the Ashburn campus, where you'll spend the majority of your time, and one that is 25 miles away. You'll go to the furthest building approximately once every two weeks.

More About the Role
In addition to the responsibilities described in The Role tab, you will regularly work with Security, Engineering, Shipping and Receiving and other teams, serving as a liaison for the REMs and helping build a collaborative environment. You'll also work with vendors, such as landscapers. As part of your specific responsibilities, you will:
  • Support the planning, budgeting and control of operating and capital expenditures.
  • Assist in the preparation of annual budgets, forecasts, monthly reports, and variance reports, including accruals, journal entries, heavy financial reporting.
  • Assist with accounts receivable and accounts payable, including the collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.
  • Respond to customer requests and needs; coordinate efforts with Property Management and Technical Operation teams to resolve issues.
  • Oversee selection and performance of vendor services, including preparation of requests for proposal and service agreements; monitor vendor performance against service level agreements.
  • Support creation of new purchase orders and AP accounts.
  • Schedule and facilitate maintenance with vendors and customers.
  • Perform property inspections on a regular basis (once it is safe); make recommendations to maintain and enhance the assigned property portfolio.
  • Maintain a strong relationship with the Asset Manager and Technical Operations team for the assigned portfolio to ensure that all corporate objectives are being met.
  • Document and track all certificates of insurance from vendors and customers.
  • Maintain accurate and pertinent information for vendors and customers.
  • Establish and maintain effective working relationships with internal and external customers and vendors.
