To be a good fit for the Commercial Assistant Property Manager opportunity, you will have:
  • An associate's or bachelor's degree (preferred) in Business, Real Estate, Finance or similar, or the equivalent combination of education and relevant experience.
  • 3 to 5 years of related experience in property management, including responsibility for financial reporting, accruals, budgeting, and customer service. Experience in commercial property management is strongly preferred. 
  • Contract administration experience is a plus.
  • Strong understanding of financial terms and principles and the ability to analyze financial statements.
  • Computer proficiency, including:
    • Familiarity with MS Office and intermediate Excel skills.

  • Strong attention to detail.
  • Solid organizational skills and the ability to multitask in a fast-paced, high-volume environment.
  • Excellent communication and interpersonal skills.
  • Legal authorization to work permanently in the United States for any employer.
You will be based at either 2220 de la Cruz or 2805 Lafayette Street in Santa Clara. These two locations and the two property portfolios are all very near one another.

Reporting to a Real Estate Manager (REM), you will support one of two portfolios of data center properties. One portfolio includes one full-service and eight triple-net DCs, while the other includes nine full-service DCs offering customers both scale and colocation solutions. Both portfolios are made up of diverse customers, including high-profile names. Internally your title will be Assistant Real Estate Manager.

You will support all aspects of the management of your assigned portfolio, including both financial and administrative tasks. You'll provide various financial reports and accruals, re-forecasts, budgeting and reconciliations. Managing our customer ticketing system will also be a central component of your role. You'll work regularly with Security, Engineering, Shipping and Receiving and other teams, serving as a liaison for the REM and helping build a collaborative environment. You'll also work with vendors, such as landscapers. As part of your specific responsibilities, you will:
  • Support the planning, budgeting and control of operating and capital expenditures.
  • Assist in the preparation of annual budgets, forecasts, monthly reports, and variance reports, including accruals, journal entries, and heavy financial reporting.
  • Assist with accounts receivable and accounts payable, including the collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.
  • Respond to customer requests and needs; coordinate efforts with Property Management and Technical Operation teams to resolve issues.
  • Oversee selection and performance of vendor services, including preparation of requests for proposal and service agreements; monitor vendor performance against service level agreements.
