To be a good fit for the Commercial Real Estate / Property Manager opportunity, you will have:
  • A bachelor's degree or comparable experience.
  • 4 to 7 years of related experience in commercial real estate / property management. Data centre experience is a strong plus.
  • Strong customer engagement skills, a service-oriented attitude and the ability to "think on your feet."
  • A strong understanding of budgets, financial terms and principles (i.e. cash vs. accruals process), including:
    • The ability to analyze and conduct complex financial and business decisions.
    • Experience with common area maintenance (CAM) reconciliation. Quick question for you - click here
    Basic knowledge and understanding of common terms and components related to HVAC and electrical infrastructure.
  • Proficiency in Microsoft Office, particularly Word and Excel.
  • Experience with property management software, preferably Yardi.
Just as important will be the following competencies and characteristics:
  • Strong leadership skills, including the ability to coach and mentor others.
  • A strong sense of urgency to complete tasks for both tenants and internal departments.
  • Strong organizational skills and a detail orientation.

For the most part, you will work typical business hours, Monday through Friday. At the same time, we'll look to you to be flexible about working overtime on occasion. You'll also need to be willing and able to respond outside of normal business hours, 24/7, by phone or email if needed.

Currently, the team is working remotely and we are working on finalizing our back-to-work policies. Once we come back to the office, you'll be based on Vaughn location, but you also will need to travel to the other data centre in Markham. You may need to travel to Chicago or Northern Virginia for initial training, assuming it is safe to do so. That means you'll need a valid passport.

Reporting to the Senior Real Estate Manager, Portfolio Operations, Northeast, you will partner with a Data Centre Manager who oversees all infrastructural operations. It is vital that you develop a close collaboration with the DC Manager. You'll provide direction to a Real Estate Assistant, Property Assistant and Facility Assistant. In addition, you'll have support from shared services work groups in areas such as accounts payable and receivable.

Overall you'll be responsible for all financial aspects and the overall management and maintenance of buildings on the Vaughn campus. You'll manage accruals, oversee budgets, and put together report packages as you also review and approve purchase / work orders to ensure compliance with the budget. In addition, you'll oversee third-party security employees. Also under your purview will be custodial services, exterior and interior maintenance and repair, etc.

More specifically, you will:

  • Manage the preparation of multi-million dollar annual budgets, forecasts, quarterly reports, and variance reports.
  • Support the accounts receivable and accounts payable processes, including preparing common area expense estimates, true-ups, reconciliations and all related documentation. You'll also ensure compliance with lease terms.
  • Oversee the compliance of all customer lease agreements to ensure all obligations of the Landlord and Customer are being met.
  • Respond to customer requests and needs and coordinate with the Portfolio Operations and Technical Operation Teams to solve the issues.
  • Maintain a strong relationship with customers.
  • Oversee the selection and performance of vendor services, including preparation of request for proposals and service agreements; monitor vendor performance to ensure compliance and standards established in the service agreement are being met; supervise scheduling and facilitating maintenance with vendors and customers.
  • Perform property inspections on a regular basis; make recommendations to maintain/enhance the asset.
  • Maintain a strong relationship with the Asset Manager and Technical Operations Team for the portfolios to ensure that all corporate objectives are being met.
  • Supervise and manage your team members to ensure exceptional performance is being achieved.

The largest portion of the budget you'll manage is dedicated to infrastructure operations, so the more you learn, the better. You also should bring a strong sense of ownership and accountability.

Analytical skills will be essential, but it won't be enough simply to report the numbers. You should be motivated to dig into those numbers, interpret the data, and leverage those insights in enhancing and growing the business. The role requires a strong detail orientation, and the dynamic environment requires the ability to grasp the big picture and how the details fit into it.
